For renters
What is the minimum stay?⌄
All properties on ShortTermLA require a minimum 30-night stay. Most listings are available month-to-month with the option to extend, shorten (with notice), or relocate to a different property.
Are utilities and wifi included?⌄
This varies by listing and is clearly marked on each property page. The majority of our listings include wifi, water, and trash. Electricity and gas inclusions are noted individually. We never hide this — total cost is shown upfront.
How quickly can I move in?⌄
Most properties can accommodate move-in within 3–7 days of inquiry. If you have an urgent need, message the host directly and mark your inquiry as urgent — we'll do our best to expedite.
Do I need a credit check or background check?⌄
Hosts may request basic verification — typically an ID and proof of employment or income. We do not run hard credit checks. The process is designed to be fast and human, not bureaucratic.
Can I bring my pet?⌄
Pet-friendly listings are clearly marked with a 'Pet friendly' badge. Filter by this on the search page. Some hosts may ask for a pet deposit — this will be disclosed upfront.
What happens if the property doesn't match the listing?⌄
We verify every listing before it goes live. If you arrive and the property significantly misrepresents what was listed, contact us immediately. We will either resolve the issue or arrange alternative accommodation.
Can I extend my stay?⌄
Yes. Contact the host directly or through the platform. Most hosts are happy to extend — they prefer reliable long-term renters. Give as much notice as possible, ideally 2 weeks before your current end date.
Is there a security deposit?⌄
Security deposit requirements vary by listing. They are always disclosed upfront on the property page and in the booking summary before you pay anything.
For landlords
Is it free to list my property?⌄
Yes. Listing on ShortTermLA is completely free. There are no monthly subscription fees or upfront costs. We are currently building our marketplace and focused on getting quality inventory live.
How do you verify listings?⌄
Every listing is reviewed by our team before going live. We verify the address, review the photos, and confirm that the property description is accurate. We also verify landlord identity. This process takes up to 24 hours.
Who handles inquiries?⌄
You do, directly. Renters contact you through our platform. You see their profile, their purpose of stay, and their message. You decide whether to accept or decline. We don't add a middleman to that conversation.
How do I get paid?⌄
Payment flow is currently handled directly between you and the renter. We are building integrated payment processing — when live, you will receive funds within 3 business days of move-in.
Can I list multiple properties?⌄
Yes. Your landlord dashboard supports unlimited listings under one account. Each listing has its own stats, inquiry feed, and availability calendar.
What if a renter causes damage?⌄
We require renters to provide a security deposit for properties over $3,000/month. We are building a host protection policy — details will be published before full platform launch.
